Protesting Your Property Value in Texas

by Kim Hughston

Protesting your property taxes in Texas can be a daunting task, but with the right preparation and mindset, it can be a successful venture.

Here's how to protest your property taxes in 6 steps.

1. Review the Notice of Appraised Value: Every year, the appraisal district sends a notice of appraised value to the property owner. This notice indicates the appraised value of the property and the deadline for filing a protest.

2. Gather evidence: Property owners should gather evidence to support their case. Evidence may include sales data of comparable properties, repair estimates, photographs, and other relevant documents.

3. File a protest: Property owners can file a protest with the appraisal district by submitting a formal protest form or sending a letter of protest. The deadline for filing a protest is typically May 15th, or 30 days after the date the appraisal district sent the notice of appraised value, whichever is later.

4. Attend a hearing: After filing a protest, the appraisal district will schedule a hearing to review the evidence presented by the property owner. Property owners should attend the hearing and be prepared to present their evidence.

5. Receive a decision: The appraisal review board will make a decision based on the evidence presented during the hearing. Property owners will receive a written notice of the decision.

6. Appeal the decision: If property owners are not satisfied with the decision of the appraisal review board, they may appeal the decision to the district court or an independent arbitration panel.

It is important to note that the specific procedures and deadlines for protesting property values may vary by county. Property owners should check with their local appraisal district for more information.
